Why Have a Home Inspection?
A home is likely the most important and biggest purchase you will ever make. In a nutshell, you can spend a little money now, to save yourself a lot down the road. Having a qualified inspector's evaluation of your potential new home could be the most important step in the process. A home inspection is not an appraisal and will assign no value to the property. Lenders use appraisals to assign market value to a property before approving loans. A home inspector is for the buyer. They will give you an in-depth evaluation of the condition of the property you're planning to buy, and can help identify any potential safety hazards or items that may be defective. A home inspection could help you find any items that may need repaired or replaced, or find something that may need further evaluation by an expert in that field, and could help you estimate the remaining life expectancy of some of the major systems and components of the dwelling. The home inspection is a very important step in the home buying process. When a buyer makes an offer on a home they should insist that the contract is contingent on a home inspection by a certified inspector. This report will give you important information that you need to know and could save you a lot of money in repairs down the road. Based on the findings by the inspector you may then have the option of renegotiating the terms with the seller, or if you are pleased with the findings then you can proceed with a lot more piece of mind. So before you give them your signature... let me (or another qualified inspector) give you ours...!
